Why softwash, not pressure washing
The staining on a rendered wall is living growth — algae, lichen and red spores feeding on damp. A pressure washer blasts the surface off and takes the render with it on modern silicone and monocouche finishes, and the growth returns within months because the roots are still there.
A softwash applies a biocide at low pressure, kills the growth at the root and lets it weather off, leaving the finish intact. It is slower to show its full result but far safer for the wall and lasts considerably longer.

Softwash application
A low-pressure biocide applied evenly across the walls, killing algae, lichen and red spore growth at the root rather than stripping the surface.
Detail work
Window frames, sills, soffits, fascias and downpipes cleaned down while we are set up, so the whole elevation matches.
Protect and rinse
Planting, paths and paintwork protected and rinsed down before we leave, and we can wash the driveway or patio in the same visit.

Common questions
- Can you pressure wash render?
- High pressure can blow out silicone and monocouche render, strip paint and force water behind the finish. We softwash instead — a low-pressure chemical treatment that kills the growth without damaging the surface. Pressure is only used on finishes that can take it, such as some pebbledash and masonry.
- What causes black streaks and green patches on render?
- Algae, lichen and red spore growth thrive on damp, shaded and north-facing walls, and modern insulated render holds surface moisture longer than old brickwork. The staining is living growth, not dirt, which is why rinsing alone brings it straight back.
- How long do the results last?
- A softwash kills growth at the root rather than just rinsing the surface, so most walls stay clean for two to four years depending on shade, tree cover and how exposed the property is.
